Roberts filed the lawsuit in December 2023, alleging that Bjorkman and Golden provided her with substances that caused her to black out at an eXp Realty recruiting event hosted by Goff. She believes she was sexually assaulted by Golden and Bjorkman while she was unconscious, an alleged pattern that led to multiple sex trafficking and sexual assault lawsuits filed against Golden and Bjorkman.
Both Golden and Bjorkman are no longer employed by eXp. Bjorkman was removed as an agent in 2020 after the sexual assault allegations first surfaced, while Golden was suspended as an agent and recruiter in February 2023, according to a person familiar with the matter. The results of the investigation and another lawsuit filed by Fabiola Acevedo and three others are awaited.
In the amended complaint, Roberts alleges that eXp “knew, encouraged and permitted abhorrent conduct at worst; or at the very least, reckless disregard and willful blindness to ‘illegal matters.'”
Additionally, it claims that agent drug use and sexual assault “are rampant in eXp’s culture; they occur during eXp events, at agency-sponsored events, and at events that eXp attends; and it permeates the company’s culture.”
According to the amended complaint, eXp received a memo on October 6, 2020, “which detailed Bjorkman and Golden’s previous blatant, public and well-known conduct.” It is alleged that he was drugged by the two men.
In addition to the October 2020 memo, the indictment alleges that in April 2022, eXp Realty board member Felicia Gentry “indicated that eXp Realty failed to take any action to curb incidents of sexual assault occurring at eXp Realty.” She explained to the board that, according to A reporting plan, enforceable policies and procedures, and independent investigations are all needed following complaints from multiple women who were drugged and assaulted at conferences and recruitment events.
The complaint alleges that eXp ignored Gentry’s requests for the company to take action. Additionally, the indictment alleges that Sanford told Gentry “this was not an eXp issue and that the arrest of Bjorkman and the numerous complaints of illegal conduct that occurred between Bjorkman and Golden at eXp conferences and recruiting events would be just three By five days the newspaper phenomenon will then disappear.
In the new filing, Roberts claimed that Golden and Bjorkman attempted to bring her into their eXp Revenue Share offline program, claiming they would “exponentially enhance her career at eXp.”
“Shortly after this poaching process and seduction began, Golden drugged, assaulted and love-bombed Ms. Roberts (as this was part of Golden and Bjorkman’s modus operandi),” the complaint states.
One incident described in the complaint occurred on February 8, 2020, when Roberts participated in a sunset cruise as part of Gove’s Freedom Summit event. While returning from the boat, Roberts was invited by Golden’s girlfriend, Emily Keenan, to meet Golden on the back of the boat, the complaint states.
The complaint alleges that while speaking with Golden, Keenan “put a pill in Ms. Roberts’ mouth, told her not to worry and that it was just Adderall, and then further stated that it would only give her energy;” Ms Roberts passed out shortly thereafter and has no personal memory of what happened for the rest of the night.
The complaint alleges that Roberts believed she was sexually assaulted by Golden, Keenan and possibly others that night, although she had no “independent memory of that night,” according to testimony from other attendees.
According to the complaint, Golden gave up her pursuit of Roberts, which included drugging and beatings, only after her business partners made it clear they would not switch to him as a sponsor’s agent in eXp’s revenue-sharing plan.
In addition to discussing Golden and Bjorkman’s alleged pattern of conduct, the complaint discusses eXp’s historically strong focus on agent recruitment.
“At each eXp Realty event that Ms. Roberts attended, eXp Realty did not educate attendees on real estate transactions and instead focused primarily on agent attraction and how to attract more agents to eXp Realty’s downline,” the complaint states. say.
Additionally, the document states that eXp, along with Sanford and Goff, emphasized that “the only way for eXp Realty to succeed is not to sell real estate but to attract more people to eXp Realty.”
An eXp spokesperson said in an emailed statement that the company has “zero tolerance for any form of abuse, harassment or inappropriate conduct, including that of independent real estate agents who use our services.”
“eXp hopes and believes that the courts will provide the plaintiffs a full and fair hearing as they continue to pursue claims against the individuals who allegedly assaulted them. However, the allegations against eXp and its leadership have no factual or legal basis,” a spokesperson added.
Sanford and eXp were dismissed in the Acevedo case in January 2024. Exp World Holdings Inc.. Leo Pareja has been named the new CEO of eXp Realty.
