Property management software company AppFolio is rolling out some new updates to several of its enterprise solutions. Inman learned in a June 18 press release that the enhancements, driven primarily by artificial intelligence, extend to student and affordable housing products.
AppFolio Realm-X, released in 2023, is the publicly traded company’s flagship product and the focus of the update. Powered by artificial intelligence, Realm-X is the foundation of an end-to-end multifamily housing operating system designed to flatten and integrate the myriad of daily activities faced by institutional apartment owners. It also works with private landlords and can scale to provide services to management offices of all sizes.
Users can use the product to perform many necessary daily operations that are ripe for automation. According to the company, Realm-X “eliminates repetitive tasks” such as work order status inquiries, common email and supplier communication needs, project completion date reminders, and more.
Will Moxley, senior vice president of product at AppFolio, said the new Realm-X features include personalized automation at specific user levels. He called it “an extra pair of hands” in a statement.
“Our early customers see Realm-X as a strategic advantage that streamlines their day-to-day operations, freeing up time to reimagine how they operate in the future,” said Moxley. “Now, it allows them to sustain growth while improving Productivity of every team member.”
The company said users will experience Realm-X Assistant and Realm-X Messages. The former is a “co-pilot” experience that will empower users to request reports, perform tasks at the project or batch level, and request any number of often critical but onerous work details.
Realm-X Messages provides users with a more effective way to communicate. “Realm-X Messages uses the context of the message to guide users to take the appropriate steps and provide fast, clear, and relevant responses with personalized details,” the press release states.
AppFolio has launched flexible tenancies for its student housing clients, enabling the system to accommodate group or individual tenancies and will feature corresponding features such as lease payment allocation and individual terms for each resident or mixed tenancies.
Affordable housing managers now have access to Tenant Income Certification (TIC) support to better administer the Low Income Housing Tax Credit (LIHTC), including new ways to recoup costs in partnership with HUD, according to a news release.
AppFolio has also built a “stacked marketplace” for finding new business partners to plug into its solutions. With more than 50 solutions to choose from, the company says the new resident experience will “transform the rental diary,” providing digital onboarding for rental applicants to make move-in smoother while also providing faster communications and improved Methods to ensure positive housing transitions.
In June 2023, AppFolio joined forces with Latch, which acquired Honest Day’s Work, a company founded by Jamie Siminoff, founder of video doorbell company Ring.
