California area MLS (CRMLS) has decided to remove the column listing seller offers from its platform.
In late May, CRMLS added a seller price offer profile field to its platform, allowing listing agents and brokers to list how much the seller is willing to contribute to the buyer’s closing costs, which may include a buyer’s representation fee.
The largest MLS in the U.S. has also added a field to indicate whether the amount being offered is a dollar amount that is a percentage of the home’s sales price. CRMLS initially stated that it added these fields in response to changes in business practice outlined in the 2017 Business Rules. One such change outlined in the settlement is a ban on MLS compensation from buyer’s brokers.
CRMLS said it retains the “yes” or “no” field that allows listing agents to indicate whether their seller will consider concessions, but it is removing the field that indicates the amount or percentage the seller is willing to consider.

The revised forms, including the Residential Listing Agreement (RLA) and Multiple Listing Service Addendum (MLSA), do not include offers of compensation between brokers. Additionally, CAR’s updated RLA form does not contain any reference to seller offers. Discussion of seller concessions has been moved to the MLSA, which has been modified to allow sellers to indicate whether they authorize their listing brokers to advertise on the MLS that they are willing to consider offers that require concessions. The updated MLSA also states that even if the MLS used by an agent allows it, “any possible concessions, whether a percentage of the purchase price or a fixed fee, will not be stated in the MLS unless the seller notifies the broker in writing of the amount.”
