Curb Hero is an open house promotion and onboarding solution that brings added benefits to ongoing listing marketing. The software is simple and modern, allowing agents of all levels to benefit from its ability to impress sellers and those who take the time to view properties.
It offers separate real estate microsites for ongoing promotion before and after open days, and its dynamic QR codes mean you don’t have to create a new website for every site or open day you want to market.
Login forms can send visitor data directly to any number of popular CRMs for ongoing follow-up, and social media marketing templates are also available for effective pre-event promotions. CRM integration has been improved, using API links for quick setup and automatic lead distribution. There are some account details to enter, but that’s about it.
Curb Hero can provide login names and contact data to your appropriate CRM vendor, virtually eliminating the biggest hassle and most common reason for prospects not contacting after an open house, which is the process of converting them from a login to one that can be marketed to them system.
Its OnlyLink tool allows users to create a smooth promotional page and provides sophisticated control with simple toggles for what content is displayed on each profile based on the audience.
The user interface has continued to improve since I last checked out Curb Hero a year ago. Email address logins can now be auto-filled to ensure visitors don’t get stuck in login frustration, and the entire process itself uses clean, bold fonts and data entry fields to give users no excuse to abandon their login.
It also asks the person, “Who is your real estate agent?” First, make it as clear as possible that this is not a fact that the listing agent wants to ignore. It just causes too much trouble and I’m sure many of you have experienced this.
Curb Hero adds a team management component to manage multiple members on a single account. This is a great project for team admins to enter everyone’s information so they can quickly log in and set up open days when it’s their turn.
Logos, colors and other brand assets can be assigned to each account, and the main brand logo is already included. Match Links allow team members to register on the app faster and connect themselves to their lists.
Since it’s now 2024, Curb Hero also has a new AI component. Users can send a report of all login names and information directly to ChatGPT to analyze who is most worthy of attention after an incident occurs. Simply put, it’s analyzing lead quality.
With this information and a CRM connection, users can quickly put people into email sequences and categorize them correctly. After all, we all know that open days attract a lot of people.
QR codes continue to play an important role in Curb Heroes. From a tablet on the coffee table to a sign at a nearby intersection, any aspiring buyer can scan themselves into your library and receive a very cool property listing page that’s as visually appealing as any portal force. It has an agent profile, community information, and a map tab to quickly find what else there is to see near the house.
What’s even cooler about this QR code compared to other QR codes on the market is that users can adjust the URL that people are sent to on the fly. Using the short interface in the app, just enter the appropriate URL and click Update. No new code is required, which means you don’t have to copy and paste the new version into every marketing instance it appears in. The company calls it “the last QR code you’ll ever need.” This is good stuff.
New logins will result in listing agents receiving an alert via text, which they can respond directly to ensure information about the lead ends up in their connected CRM.
Curb Hero also includes lead qualification and identity verification, as well as the ability to easily add and edit incoming form questions.
Brokers can ensure that all brand assets are in place and automatically associated with any open house event created under their brand. Templates can also be created and saved.
Curb Hero also offers multiple avenues for social media promotion of open houses, providing mockups with a variety of looks, copy options, and calls-to-action for metanetworks.
Ajay Pondicherry, founder of Curb Hero, has an extensive background in e-commerce. He’s Live Nation’s VP of Product, and he used his knowledge of how people interact with online forms to build the app and his business acumen to let it thrive in a frenzied market under a new name.
Pondicherry knows that online form completion percentages increase when each question is presented individually on screen, so that’s how Curb Hero works when asking for personal information, agency relationships, and whether attendees are interested in mortgage information.
If their answer to the mortgage is yes, the app immediately sends the lead to the preferred lending partner, which may incentivize the agent’s lending partner to play a role in the open house in some way, provided that follow RESPA Guide.
Onlylink is a clever alternative to Linktree that allows agents to create quick, engaging social snippets to share with open house guests or anyone they happen to meet in the general course of business. It’s been updated to allow for more advanced control over what appears in the My Featured Links section and allows for a “full screen takeover” of listings for an extra boost of focus, something any seller customer will be excited to check out.
There is no doubt that Curb Hero is a very powerful lead capture technology. Considering what it looks like now, it can be an easy addition to any agent or brokerage’s open house promotion. Granted, the market is slow and sellers are hesitant to take action. Still, tools like this can help them feel confident that if they do take this step, their home will be considered a priority for the house they hire to sell.
