This was among panellists speaking at the Inman Luxury Connect event in Las Vegas on Tuesday during a session titled “From City to City: Trends and Opportunities in Emerging Luxury Markets.”

“When a high-net-worth individual in our network is referred, this is a person that is referred with a lot of care and I respect that,” said Daniel McVicar, ambassador and global director for Santandrea Luxury Homes & Top Properties in Milan , Italy.
“In the luxury market, it’s critical that people are taken care of. You don’t want to lose a client by referring them to the wrong person. You don’t want to lose a friend by referring them to the wrong person. When I receive a referral, I will They consider them friends and family.
Eloy Carmenate, an agent associate at Corcoran in Miami, agrees.
“Your customers trust you to connect with the people that matter,” Kamenate said. “The Internet is everything. You have to know the right people.
In order to do this, Kamenate says, you have to become an expert on your client. He knows where his clients live, where they have second homes, where they travel, how many children they have, how many times they have been married.
“We know a lot about them,” Kamenate said.
You also have to go where you hear your customers talking, he adds.
“Usually it’s Spain, France, Italy and England,” he said. “Athens is on the rise and we have all heard about the phenomenon that is happening in Portugal.”
You can also build your network through people introduced to you by clients, Kamenate said, noting that he recently met a client with Swiss background at an American wedding.
“You never know where the next one is going to come from,” he said.
Victoria Levitam, managing partner of The Agency in Panama City, Panama, understands her clients’ needs and uses that information to sell them products to buy in her “very special country.”
“Panama is more than a destination; it’s a destination. It’s an incredible opportunity,” Levitan said. “This is the Singapore of America. Everything in real estate is about location, location, location. Panama is the heart of the world, the heart of America. The connectivity is amazing.
“We have one of the seven wonders of the world, and that is the Panama Canal. For decades it has been one of the best-kept secrets of local elites and top business leaders around the world, who chose Panama because of its strong business environment, logistics, connectivity and security.

McVicar is also a television actor who makes the connection between performing for a wider audience and performing for clients.
“It’s a big crossover,” he said. “Really, when you’re a real estate professional, you’re a public figure.”
He advises the agents to be themselves, but instead they create a version of themselves.
“Create a role for yourself and become that role,” he said. “Of course, the secret to acting is listening.”
When asked about emerging markets, Kamenate mentioned Singapore, Dubai and Milan, all of which have good weather, tax conditions and healthcare. He advised agents to stay informed.
“If you want to raise the bar for your customers, you have to know what you’re talking about,” he said.
“You have to know what’s going on in the world.”
